How to get more leads as a cleaning business

We run our own exterior cleaning business, so we know how hard it is to keep the diary full. This guide shows how to get cleaning leads in the UK, in the order that worked best for us. It suits exterior, domestic, carpet and window cleaners.

Facebook lead ads with real job photos

This is the biggest lever we have found. Cleaning is visual. A grey driveway next to a clean one tells the whole story in half a second, and Facebook and Instagram are built for pictures.

Our own roof cleaning ad ran at £20 a day for two weeks and brought in 38 leads at £7.42 each. Those leads turned into £8,450 of booked roof cleaning jobs.

Our own roof cleaning ad, £20 a day for 2 weeks. Results vary by area and season.

Over the last 30 days to 28 September 2026, the same campaign delivered 48 leads at £7.43 each. Your numbers will differ by area, job and season, but it shows what a simple setup can do. See more on our real results page.

What makes a cleaning ad work

  • Your own job photos. Real before and afters beat stock images every time. Film or photograph every job.
  • One service per ad. Roof cleaning, driveway cleaning and window cleaning each get their own ad.
  • A local offer. Name your town and say what you cover, for example “Free quotes in Chelmsford and nearby”.
  • A short lead form. Name, phone number and postcode. Every extra field loses people.

If you sell pressure washing, the same rules apply to pressure washing leads. Show the result, name the surface and make the next step easy. We cover the detail in our Facebook and Instagram ads service and in our guide to writing ads that get booked jobs.

Reply within minutes on WhatsApp

A lead is only worth something if you reach it first. People ask for quotes from two or three cleaners at once, and many book whoever answers first. If you are up a ladder or on a driveway all day, you cannot be watching your inbox.

We send every new lead to WhatsApp the moment it comes in, with the name, number, postcode and job. One tap to call. One tap to message. That alone changed how many quotes we turned into jobs.

A simple reply routine

  • Reply within minutes, even if only to say you will call at lunch.
  • Use the customer’s first name and mention the job.
  • Ask for one or two photos, then give a clear price or a visit time.
  • Follow up the next day if they go quiet.

Missed a call while on a job? A missed-call text-back replies for you, or an AI phone receptionist answers the call and sends you the job details. Our guide to following up leads fast with WhatsApp goes deeper.

Get into the Google map pack

When someone searches “window cleaner near me”, Google shows a map with three businesses first. Getting into that group sends you free, ready-to-book enquiries.

Here is what we focus on:

  • Pick the right main category, for example “Pressure washing service”, then add the others you offer.
  • List your services and the areas you cover. Be specific.
  • Add real photos every month. Vans, jobs and before and afters.
  • Use the same business name, address details and phone number everywhere you are listed online.
  • Answer messages and calls quickly. Google can see if you are responsive.

Rankings vary by area and competition, and nobody can promise a position. Our Google Business Profile service and our guide to Google Business Profile tips for tradespeople cover the full checklist.

Ask for reviews after every job

Most customers are happy and never say so. The ones who do leave a review help the next customer say yes. Reviews also support your Business Profile.

The trick is to ask while the job is fresh. Send the link by text or WhatsApp the same day, while the clean driveway is still in front of them.

  • Ask every customer, not just the ones you think will say yes.
  • Make it one tap with a direct link.
  • Reply to every review, good or bad, in a calm, friendly tone.
  • Never buy reviews or offer a reward for a good one. It breaks Google’s rules.

We can automate the ask with review generation, so it happens after every job without you remembering.

Plan seasonal offers and timing

Cleaning demand moves with the weather and the calendar. The cleaners who plan around it stay busy when others go quiet. This is a rough guide for the UK. Your area may differ.

  • Spring

Patios, driveways, decking and conservatories after the winter. Window rounds pick up again.

  • Summer

Outdoor spaces matter most. Good weather for roof and exterior work. Book early.

  • Autumn

Gutters, fascias and moss before winter. Leaves and damp make the problem obvious.

  • Winter

Indoor work picks up: carpets, upholstery and domestic deep cleans before Christmas.

Run an offer that fits the moment, and say why it ends. “Book your driveway clean this month” works better than a vague discount. Keep offers simple, such as a free quote, a bundle of two services, or a slot in a street where you are already working.

Start ads a few weeks before the season peaks, not once it has begun. That gives the ads time to settle and fills your diary ahead of the rush. Exterior cleaners can see how this works in our exterior cleaning marketing page, and window cleaners in our window cleaning marketing page.

Use a simple page that converts

Your ad gets the click. Your page gets the enquiry. Many cleaners send people to a Facebook page or a long website with nowhere obvious to go. A simple page fixes that.

  • One service, one page. Match the page to the ad.
  • Phone first. Most people will see it on their mobile.
  • Photos of real jobs and the people who do them.
  • One clear button and a short form. Add a WhatsApp option too.
  • Fast loading. A slow page loses people before they see it.

Our guide on why your website isn’t getting enquiries lists the common mistakes.

Win referrals and repeat rounds

Cleaning is a repeat and referral business. A happy customer on one street often leads to three more on the same road, and window cleaning, gutters and carpets come round again.

  • Ask for the introduction. “Know anyone else who needs this doing?” takes ten seconds.
  • Work a street. Tell neighbours you are in the area that day and offer a slot.
  • Build rounds. Offer a regular clean and send a reminder when it is due.
  • Keep in touch. A seasonal text to past customers brings work back at almost no cost.

Keeping a simple list of past customers is the start. CRM and follow-up automation can send the reminders for you.

Where to start

Do not try all seven at once. If you have an hour, fix the Business Profile. If you have a day, set up the WhatsApp alerts and the review ask. If you want a steady flow of enquiries, add the ads on top.

The details change by trade. Pick yours:

Your cleaning leads checklist

  • Real before and after photos from your last ten jobs
  • A Facebook or Instagram ad for your best-paying service
  • Leads sent to your WhatsApp in seconds
  • A reply routine you can follow on a busy day
  • Google Business Profile with services, areas and photos
  • A review request sent after every job
  • A seasonal offer planned a few weeks ahead
  • A simple page with one button and a short form
  • A way to ask for referrals and remind repeat customers

Cleaning leads questions

How do I get my first cleaning clients in the UK?

Start with a Google Business Profile, ask every customer for a review and run a small Facebook and Instagram ad with your own job photos. Tell friends, neighbours and local groups what you do and where you cover.

How much should a cleaning business spend on advertising?

It depends on your area and how many jobs you want. Our own roof cleaning ad ran at £20 a day. Start small, watch your cost per lead and only raise the budget when the leads are good. We set a budget with you on a free call.

Are Facebook ads good for pressure washing leads?

They can be. Pressure washing is a before and after job, and Facebook is a photo feed. A clean driveway next to a dirty one stops the scroll. Results vary by area and season.

How fast should I reply to a cleaning enquiry?

As fast as you can, ideally within minutes. People often message two or three cleaners and book the first one who replies. WhatsApp lead alerts put the lead on your phone in seconds.

Do I need a website to get cleaning leads?

You need somewhere to send people. A simple one-page site with your services, areas, photos, a phone number and a short enquiry form is enough. It does not need to be big.

Can you run my cleaning ads for me?

Yes. We build the ads for your services and postcodes, send leads to your WhatsApp and check the ads every working day. Book a free call and we will quote for your area. See our real results first if you like.
